most current Federal Tax Returns will all schedules for Business
most current Federal Tax Returns will all schedules for Personal
Year-to-Date Profit and Loss Statement For Business or subject property
Estimated value of commercial property (if a refinance) and how value was determined.
Use of property (Owner/User or Investor)
COLOR Digital Photos of Subject Property (All sides, interior, and street scene)
Purpose of financing or use of funds letter (if cash out-must provide exact use of funds)
Exit Strategy (example: how long will you keep property and how will the loan be paid off)
Processing fee of $695.00. $600 refundable if loan can not obtain a LOI or conditional approval. [If LOI or conditional approval is achieved and loan does not close for any reason, entire funds are forfeited].
